Job Summary
Highly skilled Corporate Real Estate Manager adept in directing all facility operations and maintenance procedures. An excellent communicator with all ability to effectively manage staff, government authorities and ensure that all procedures comply with local, state and federal regulations. Experience of managing offices & branches more than 100K sq.ft, in remote 2/3 tier cities/states.
Business
• The incumbent will be accountable for managing SC Bank’s real estate, including the health and safety, security and Sustainability aspects. The role will be accountable for driving the end-to-end strategic approach to the CRES portfolio. The incumbent will have responsibility for developing and executing a cost-effective and sustainable real estate, workplace and Sustainability strategy that can be leveraged across the bank’s footprint of owned and leased corporate offices, branches, data centres, cash vaults, BCP sites and ATMs. S/he will work with the Business Divisions/Functions to understand demand and execute value added and cost-effective real estate transactions. Primary responsibility is to fully represent the bank in all matters involving summons, notices, and legal proceedings related to CRES. This includes filing, instituting, prosecuting, conducting, defending, and continuing with suits, actions, petitions, and all other proceedings—both civil and criminal—across courts, tribunals, forums, and any relevant authorities. Handle all correspondence and representation before statutory, private, and public bodies, ensuring that necessary paperwork, consents, sanctions, approvals, and registrations are properly managed.
Strategy
• A key part of process involves appearing before stamp and registration authorities for new and renewed leases in the South region. These covers admitting executions, lodging documents for registration, and handling all physical or symbolic property possession tasks as outlined in the POA. Also initiate mandatory licenses from a compliance standpoint, liaising directly with regulatory bodies such as the Reserve Bank of India for field audits, Municipal Corporations, Metropolitan Development Authorities, Police Departments, various licensing authorities, and departments covering electrical, pollution control, fire safety, lifts, DG registration, logos, in houses cafeteria (live counter), and vending machines. Financial delegation is maintained as per GDAM guidelines, with approvals through Head of CRES for E-Procs within set limits. This includes expenses related to property operations, vendor payments, and statutory obligations.
Key Responsibilities
Processes
• Ensure compliance for various vendor contracts, including renewals, terminations, SRMs, and control assessments. There is frequent coordination with multiple local authorities—such as BMC, MMRDA, KMC, TNMC, and MCD—for licenses like signage, cafeteria, DG registration, vending machines, Form B, and lifts. The bank is represented in regular hearings, filings, and proceedings with lawyers and authorities nationwide, and securing licenses and permissions for compliance, health, and safety is fundamental for property operations. In cases where intermediary vendors are absent, coordinate directly with local authorities for critical licenses and registrations across the region. Transitioning to our new supply partner involves collaboration with the Operations team to maintain and update operational processes and the DOI repository. Track recurring meetings with Supply Partners, keep detailed minutes, and support Supply Partner Manager /Head of CRES in managing the exit plan for Supply Partners. Maintain all related documentation, contracts, and working papers. Also support SPM in verifying invoices from our supply partner under the new partnership model, ensuring thorough scrutiny of vendor invoices within the cost-plus framework.
