Role Summary

Corporate Real Estate & Services (CRES) is part of our Strategy and Talent (S&T) function. The CRES function manages a portfolio of nearly 1,200 buildings worldwide, spanning headquarter locations, branches, and offices across over 50 unique markets. CRES is a globally managed function, integrating individual country CRES teams, together with specialist groups covering Workplace, Asset Management, Technology, Data & Analytics and Sustainability.

 

The CRES function focuses on supporting the needs of the Group’s businesses, through managing a diverse portfolio and delivering superior services every day for the Group’s colleagues, clients and communities. Services provided by the function are broad in nature reflecting the key role that CRES plays across all Group businesses in its markets – spanning areas such as security, health and safety and wellness through to workplace experience and effectiveness, resiliency of data centres and delivery of the Group’s sustainability commitments. 

 

We are seeking a strategic and analytically driven Head, Demand and Real Estate Analytics, CRES (Corporate Real Estate & Services) to lead demand planning, strategic space management and real estate insights across the Bank’s office portfolio. Based primarily in Hong Kong, with Singapore as an alternative location, this role sits within CRES, Asset Management and is responsible for shaping how workspace demand, occupancy, utilisation and future growth are assessed, forecast and optimised across markets.

 

The role will translate business needs, workplace trends, data insights and portfolio scenarios into actionable space strategies that improve efficiency, enhance workplace experience, support business productivity and enable long-term real estate decision-making. Working closely with real estate, facilities, technology, HR, business and regional/country CRES teams, the role will act as a key partner in building a future-ready, data-led and commercially effective workplace portfolio.

 

This is a high-impact role for a senior real estate strategy and analytics professional who can combine portfolio planning expertise, advanced analytics, stakeholder influence, process ownership, risk awareness and strong execution discipline to deliver measurable outcomes across a complex global environment.

Role Responsibilities

  • Lead global demand planning, occupancy analytics and strategic space management across the office portfolio.
  • Develop multi-year demand forecasts, capacity plans and workplace strategies aligned to business growth and workforce trends.
  • Drive portfolio optimisation through data-driven analysis, scenario modelling and workplace planning insights.
  • Partner with business, HR, Technology and CRES stakeholders to translate business requirements into workplace solutions.
  • Analyse occupancy, utilisation and workplace metrics to support strategic decision-making and investment priorities.
  • Act as Global Process Owner for space management, driving governance, standardisation and continuous improvement.
  • Own the technology and analytics roadmap supporting workplace planning and space management.
  • Provide strategic guidance and insights to global, regional and country CRES teams.
  • Lead workplace initiatives that improve space efficiency, employee experience and business productivity.
  • Manage key supplier and planning partner relationships to ensure service excellence and value delivery.
  • Maintain a robust risk and control environment, ensuring regulatory compliance and audit readiness.
  • Champion the highest standards of governance, conduct and risk management across all activities.

Role Requirements

  • Degree in Real Estate, Facilities Management, Engineering, Business or a related discipline.
  • MBA, Master's degree or equivalent advanced qualification preferred.
  • Professional memberships such as RICS or CoreNet are advantageous.
  • Facilities & Real Estate Management certification is preferred.
  • Significant experience in corporate real estate strategy, portfolio planning, workplace analytics or space management.
  • Proven track record leading demand forecasting, capacity planning and real estate optimisation across large portfolios.
  • Strong understanding of workplace strategy, occupancy planning and real estate market dynamics.
  • Strong leadership capability, including experience managing large, multi-disciplinary teams and working through occupancy planners, supply partners and cross-functional stakeholders.
  • Experience influencing senior stakeholders and driving outcomes in a global, matrix environment.
