JOB SUMMARY

  • Standard Chartered’s Corporate Real Estate and Services (CRES) function manages a portfolio of nearly 1,400 buildings worldwide, spanning headquarter locations, branches, and offices across 52 unique markets. CRES is a globally managed function, integrating individual country property teams, together with specialist groups covering areas such as workplace, asset management, client and employee experience and sustainability. 
  • The CRES function focuses on supporting the needs of the Group’s businesses, through managing a diverse portfolio and delivering superior services everyday for the Group’s colleagues, clients and communities. Services provided by the CRES function are broad in nature reflecting the key role that CRES plays across all Group businesses in its markets – spanning areas such as security, health and safety and wellness through to workplace experience and effectiveness, resiliency of data centres and delivery of the Group’s net zero commitments, via purposeful greening of the Property estate. 
  • This role is responsible for the global portfolio strategy and planning for the Bank’s Wealth and Retail (WRB) business. The role holder will be a trusted advisor to the Global Head of WRB and the WRB Management Team, ensuring that the business strategy and priorities are translated into the actionable strategies across the global WRB relevant property portfolio (e.g. branches) to drive commercial value and best-in-class experience for our clients. 

RESPONSIBILITIES

Strategy

  • Lead our efforts in developing and driving the WRB property portfolio strategy to capture optimization and support targeted growth opportunities, enabling delivery of sustainably higher returns
  • Develop and mature the WRB forward-looking property portfolio strategy approach, synthesizing clear business and function demand across a multi-year horizon.
  • Partner with colleagues across WRB, CRES SME teams, our Supply Partners as well as cross-functional SMEs; aligning organizational capacity to anticipate and meet demand in driving and executing our WRB Portfolio Strategy.
  • Capture and integrate mid to longer-term space demands from WRB (aligned to their strategic objectives, corporate plan targets and plans) into a cohesive portfolio strategy and roadmap.

  • Ensure that the WRB property portfolio strategy, and components such as individual strategies and plans are in alignment to WRB and overall Group objectives, balancing business demand with a need to create structural expense savings and support improved Cost Income Ratios.
  • Proactively assess emerging demand needs, end-client and market trends, shifts in business requirements and macroeconomic factors impacting our portfolio strategy

Business

  • Optimize the WRB property portfolio to provide best-in-class workplace and client experience, keeping focused on cost to support targeted re-investment, and to continue to grow the priority business areas
  • Partner with colleagues across CRES and key stakeholder groups across each business and function, to ensure that the Portfolio Strategy continues to anticipate and adapt to evolving client needs, efficiently and effectively.
  • Support WRB workforce and space planning so that this is predictive, forward-looking and aligned to enterprise goals.
  • Facilitate cross-functional collaboration by aligning stakeholders demand across different departments/teams, breaking siloes, de-conflicting and driving decisions. 
  • Lead transformation initiatives within the portfolio, ensuring that the strategy remains responsive to internal and external change (org restructuring/business model shifts/technology advancements impacting or advancing business strategy and delivery).

Processes

  • Synthesize horizon client space demand into executable real estate actions for implementation by Asset Management and other SMEs.
  • Mission-control over WRB Portfolio Strategy, focused on creation of a clear End to end roadmap, identification and management of critical path.
  • Proactive identification, assessment and management of impacts to the WRB portfolio strategy with relevant stakeholders, where demand changes and/or other external factors impede or create risk to scope and execution.

  • End-to-end orchestration over the WRB property portfolio strategy, in deep partnership with Asset Management and other SMEs; focusing on Speed to Value, enabling the Group to realise value from the Portfolio strategy sooner, with data-led and strong execution discipline. 
  • Value-driven prioritisation of projects and investments based on potential value to the business, impact to end-clients, contribution to the Corporate Plan and business transformation initiatives.
  • Development and implementation of a range of metrics to assess WRB portfolio strategy performance and including consideration of operational efficiencies.

People & Talent

  • Lead through influence with peer and partner teams to drive required outcomes, including setting and prioritising execution activity in internal CRES and Supply Partner teams 
  • Informally coach and educate talent within CRES to build up base capability on portfolio strategy and planning
  • Lead, inspire and motivate colleagues in the team and wider CRES Function, ensuring the delivery of the collective agenda.
  • Lead through example and build the appropriate culture and values. Set appropriate tone and expectations from the team and work in collaboration with risk and control partners.
  • Feed into the review of team structure and capacity plans.

Risk Management

  • Accountable for the risk management of the WRB portfolio strategy end-to-end (close partnership to achieve effective governance and risk management for delivery of portfolio strategies by Asset Management)
  • Improve risk mitigation capability, closely engaging with WRB clients and stakeholders to understand their needs and challenges, enabling earlier anticipation of execution risk or scope risk.
  • Identify and report key risks and ensure where outside of risk appetite, that these are escalated to the appropriate body for risk acceptance.

  • Adhere to the Bank and Property Function’s governance frameworks including QPR

Our Ideal Candidate

  • Bachelor’s Degree in Commerce, Real Estate or other Business related discipline
  • 10+ years of experience in working for property related businesses
  • Knowledge of the facilities / real estate market and Supply Partners
  • Exceptional leadership capabilities and experience management large multi-disciplinary teams
  • Strong Communication and Influencing skills
  • Exposure to working with multi-cultural/geographic teams.
  • Data- oriented personality with a client centric mindset.
